INTRODUCCIÓN

Las Sofoles son La Sofoles son sociedades anónimas especializadas en el otorgamiento de créditos a unadeterminada actividad o sector, por ejemplo: hipotecarios, al consumo, automotrices, agroindustriales, microcréditos, a pymes, bienes de capital, transporte, etc.

Para realizar dicha actividad la Ley de Instituciones de Crédito las faculta a captar recursos provenientes de la colocación, en el mercado, de instrumentos de deuda inscritos en el Registro Nacional de Valores e Intermediarios;también pueden obtener financiamiento bancario.

Las Sofomes son sociedades anónimas cuyo objeto social principal es el otorgamiento de crédito, y/o la celebración de arrendamiento financiero y/o de factoraje financiero. Conforme a la Ley, son entidades financieras que para operar no requieren la autorización de las autoridades financieras.

DESARROLLO

PRIMER ESCENARIO
A) Usted le sugeriríarecurrir a:
La Sofol Hipotecaria Crédito y Casa, S.A. de C.V., Sociedad Financiera de Objeto Limitado

B) ¿Por qué?
Es una empresa que está enfocada a otorgar financiamiento para la adquisición de viviendas, principalmente de interés social y de nivel medio. Aparte de que esta Sofol tiene el programa de renta con opción de compra en caso de que la Sra. Frías decidiera esta última opción.

C) Lecomenta a la Sra. Frias los requisitos y pasos necesarios a seguir para la obtención del crédito, que son:
Se deberá presentar la siguiente documentación:
* Copia cotejada contra original de una identificación oficial con fotografía
* Copia cotejada contra original de la solicitud de crédito hipotecario llenada y firmada
* Copia cotejada contra original de la clave única de Registro dePoblación
* Copia cotejada contra original de un comprobante de domicilio actual
* Original de consentimiento de Seguro Colectivo de Deudores
* Copia cotejada contra original de Acta de Nacimiento
* Copia cotejada contra original de documentos comprobatorios de estado Civil
* Copia cotejada contra original de los recibos de nómina de los últimos 3 meses
* Copia cotejada contraoriginal de la carta de constancia de empleo firmada por el patrón
* Constancia de afiliación ante el IMSS, ISSSTE u otro instituto de Seguridad Social
* Copia de acreditados afiliados al IMSS, presentar uno de los siguientes documentos:
* Ultimo estado de cuenta de la Afore
* Ultima Cédula del Sistema Único de Autodeterminación (SUA), en donde se identifique al acreditado
* Últimamodificación de salario (electrónica o en documentación) presentada ante el IMSS
* Credencial de afiliación al IMSS vigente
* Acreditados afiliados al ISSSTE, presentar uno de los siguientes documentos:
* Ultimo estado de cuenta individual del SAR
* Ultima modificación de salario ( electrónica o en documento) presentada ante el ISSSTE
* Consulta al ISSSTE en la que se confirme que elacreditado se encuentra vigente
* Credencial de afiliación al ISSSTE o al Instituto de Seguridad Social al que se encuentre afiliado

Pasos necesarios a seguir para la obtención del crédito son los siguientes:
1. Llenar la solicitud de tu crédito
* Se llena formato
* Recaban tu firma
2. Consulta al Buró de Crédito
* Se requiere una identificación oficial y la solicitud firmada3. Integración al expediente con la documentación requerida
4. Se recibe expediente para análisis de crédito
5. Se analiza tu caso para autorizar, o no el crédito y se hace un estudio de liquidez para determinar tu capacidad de pago
6. Se revisa la información jurídica y técnica de la casa que se quiere comprar
7. Se hace un avalúo y registro de tu vivienda ante SHF
